So what’s the main purpose of soffits and fascias? They form part of your overall roof structure and perform and important part acting as a weather barrier for the area between the roof of your house and the walls, commonly referred to as the roofline.
Fascias are the long straight boards running around the bottom of the last row of tiles on your roof. They will typically be fixed into your roof trusses so provide a neat finished edge around the roofline but more importantly provide a barrier from the elements from getting into the small gap, which exists between the end of the roof and wall. Fascias also prove an ideal place onto which guttering can then be attached to.
Traditionally almost all home from the 70s and earlier would have had wooden fascias as this would have been the most cost effective and readily available material at the time. Since the boards would be subjected to all that the weather could throw at them they would be finished off with outdoor paints to provide additional protection. However as a natural material the changing seasons will cause the wood to expand and contract which would often result in the paint flaking off and cracking. In the early stages these paint cracks would be easily visible and as a result moisture and insects can then find their way into the wood and start the rotting process. If spotted early enough additional painting and wood treatment can preserve the lifespan of the facia boards but eventually they will need replacing.

Almost all homes will replace their wooden fascias with plastic/vinyl unless on a very tight budget as these will look good for many, many years with needing and regular maintenance or treatments. If you are getting your gutters cleaned the fascias can be cleaned at the same time which simply involves a sponge and soapy water. For business premises aluminium soffits are more common but rarely on residential properties.
Soffits often go hand in hand with fascia as they ‘box off’ the fascia boards to the side of the house. They attached between the wall of the house and the bottom of the fascia board and provide additional protection to the roof rafters from the elements. You may see a number of slots in the soffits and this is to provide an access point for ventilation to and from the loft. Having the right level of ventilation improves overall air quality and prevents moisture building up in attics, which would otherwise lead to additional roof problems.
